1988 was last year FHA and VA loans were assumable without qualifying, so not a viable option with 8 yrs. left and 22 yrs. of amortization/appreciation on all of those loans.

You might look into VA loans written prior to a certain date. For those there usually isn't any qualifying for the mortgage requirements. Most all after that certain date require the buyer to qualify for the mortgage. You should probably contact a local real estate professional to assist you in identifying these properties in whatever area you are interested in.

You could also look at the VA website for their properties.

All FHA loans are assumable but require full qualifying -credit, assets, income, employment, etc.
