Great time to list a house in good condition. So many sellers have postponed listing their house that most of the houses for sale are not in good shape. I have several serious buyers right now. We have toured dozens of houses and all the houses need so many repairs or are so dated that my buyers turn around and walk out. These buyers want a nice home in good repair and without the avocado carpet and 70s decor. The buyers are frustrated and are ready to make a good offer as soon as they find the right home.
Prices are low on short-sale, foreclosure and dated houses. But buyers are willing to pay a good price for a move-in condition home.
Good houses ARE selling within a few weeks.

So true Elizabeth. I have noticed that also. The Buyers want the updates not the dated. It can be a great price even fantastic and out they go. Not to say there isn't a buyer for the dated its just the majority do want the property to be in updated condition.

Also, we are in an illuiquid buyers market, meaning houses prices can vary wildly depending on condition that just a few years ago wouldn't have made as much of a difference. If Buyers want to sell their house for a decent price, they need to have something move in ready.

On the phoenix mls we have 45600 homes for sale, up from 45000 just one month ago. REO on the mls has increased despite the alleged 'pulling' of all the foreclosed homes.

Yes, foreclosures have been halted in some states. Bank of America is resuming foreclosures in 23 states so see whether you are in a state where foreclosures have been halted.
You also need to see how many foreclosures are in your local market. Some markets have few if any foreclosures so it doesn't matter whether foreclosures have been halted or not.

The best answer to when to list your home for sale that I can suggest is when you are certain of the move. Right now, we have historically low interest rates, a little less inventory and buyers looking to purchase homes at reasonable prices.

All markets are different for sure. Some areas have not been hurt as bad in foreclosures. I had just heard that some Banks may get properties back on the market sooner then expected. It still remains a fact that with fewer homes on the market it is a Good time to put your home up for sale in this area.

Obviously, the right time is when your are truly ready to sell. In many markets inventories are down with the removal of the foreclosures so this time would certainly provide a bit less competition. However, the condition and price of a home will certainly come in to play.
This may be the right time to List your Home for Sale.
