May I also mention that a 3.375% 15 year rate on 550K is thievery? I would not be bragging about that if I was him!

I have a better idea. Refinance them into a one year loan at 4%. Total payments over the life of the loan would be $576,800. They will save over $300,000.
Oh yeah? Well I told them to sell off all their stock, and pull out money from all their retirements accounts and pay the thing off in cash.

Contributions:9A client came to me with refi help. Here is the situation:
1. Loan amount $560,000 at 5.5% with 20 years remaining to pay off
2. Client goal: Save money on refi
3. Refi will be no point, now fee and no out of pocket closing cost
My recommendation: Refi intto a 15 yr fixed loan at 3.375%
Without refi, his total payment (20 yr) will be $883,200.00
After refi, his total payment (15 yr) $714,430.80
Refi total saving: $168,769.20. The refi also shortens the mortgage pay-off by 5 years.
