The Oakland hills in general have been strangely underappreciated these last few years, in my opinion. I remember days - not long ago - when living up in the hills, maybe with views, was widely considered to be ideal. Recent years have seen a lot of interest being directed at the "flatland" neighborhoods that are close to grocery shopping and other local businesses and services (the "walk to coffee" neighborhoods, like Rockridge, and the Piedmont Avenue and Grand Lake areas). While these neighborhoods are super desirable these days, many lovely Oakland hillside neighborhoods - Montclair and the Sequoyah Heights/Redwood Road areas - have lost some of their appeal to some buyers in today's market, so home prices have dropped in these areas. Bottom line: These areas offer better value today than they used to. The neighborhoods are still wonderful, and if you're one of the buyers who recognizes the value of these great homes, this is a very good time to buy. I think this is a good area to buy in. The area is fairly safe according to crime maps and friends I know that live in this area, very peaceful, great views and a lot of long-time owners that have resided in the area. Although the prices have dropped a lot in the last several years, I believe that this area will be able to retain and regain it's value when the market appreciates because this area has less distressed sales (short sales & REOs) than the rest of the city of Oakland. But because of it's location in the hills and the age of these homes, I would make note of the structural integrity and foundation issues of any homes that you will be taking a look at. I've shown several homes in this area last month which has had reinforcements done to the foundation. Lack of maintenance can become a huge problem later to settlement. Also, as the previous Realtor has mentioned, it is important for you to contact a local Realtor if you are planning to buy in this area for your benefit.

I think you might have better response if you do this posting under local info...Also I encourage my buyers to walk thru a neighborhood they are considering, talk with the current owners. Home prices seemed to drop more than average???? What are you basing it on. Call a local realtor and ask them to show you what the drop was. Good luck
