TO is a great place to live. Since you are going FHA, contact a local mortgage lender first and secure financing - to simply see what home you can afford. Then DRIVE AROUND - there is no better and easier way to judge for yourself the area, then contact a few Realtors that you see (from their signs) to show you homes in your price range.

But I would research homes for sale first yourself - HERE is the local MLS for TO, click on Find Homes. Use Redfin or of course Zillow to find homes. The local MLS will have EVERY home for sale in the TO area.

Don't forget about Lynn Ranch. Older community on large lots. Great community.

We are also in the process of looking for a home. Have found Dos Vientos and Montecieto community to be really nice but expensive. I think Basically major part of TO area is good.

All the best and welcome to TO.

Your gut will tell you which areas are "good" or will work for you.  Go on a "tour" with a local realtor (I know a few good ones!!) and see what works for you.  Your price range will determine a lot of what you can buy, but many of the surrounding areas are good too- Moopark, Newbury Park, Agoura, Oak Park, Westlake.  If you are looking at condos, there are many complexes that are NOT FHA approved, so some caution is needed there.

Great question! Any good real estate agent legally cannot and should not answer that question for you. However having said that a good consultative approach, and understanding your need, would help you address your question(s). Ultimately helping you locate an area you love. [content removed by moderator for being self promotional]

Wildwood: Off of Lynn and Avenida De Los Arboles. Near hiking trails.

Lynn Ranch: Bigger and older homes on large lots.

Smaller tracts around Thousand Oaks High School and the Oaks Mall (so you see 4th of July fireworks).

Choose a Realtor carefully. I know a bunch and mistrust a few. Welcome to T.O.!
