1st of all, thank you very much for your compliments. They are humbling and much appreciated. I was very surprised to see my name as the tagline, but to make it easier for all to know how the process works best is when you have clients like Meph. With skyhigh credit scores, jobs, savings, minimal debt and a nice down payment my job has many less variables to be concerned with. We did have a minor "scare" with the appraisal but it was resolved and understood by all parties from notification by the appraiser. There were some issues that would/did not sit well with Provident, but they were very courteous to us and I contacted EverBank for those who wanted the recipe for this experience and they looked at the entire picture with my clients being so excellent and the minor repairs notated by the appraiser, that this was a non-issue. Congrats and I know you will enjoy your new home and thanks. WMW

Yes, Martin does talk similarly to how he writes…haha.
In terms of the whole Provident "issue"...about $2500 worth of work...I tend to look at it this way. Ultimately the test of a person/business is not IF something goes wrong (due to no fault of their own) it is what they do about it. Martin dealt with the situation well, and considering we close on the 18th, I am happy with the outcome…

Nice job MW, and what a great client who takes the time to put it on here.
I dont use Prov because of appraisal issues. A coworker had a typical appraisal/purch , 200K, they wanted 3 more comps, got em. Then asked why appraiser didnt use certain comps like a, b, & c and were told if he used them it would go through. He used a, b, and c and they cut the value and killed the deal.
Martin, nice job- not surprised AT ALL :) and memphis, thank you for appreciating the straight-forward approach and hard work Martin offers, and 'screaming it from the rooftops'! :)

UL ... I would rule out the appraiser on that deal, not the PF underwritter for doing their job.
...... and now, just in from Florida ...... in a surprise move, all current lenders within the magic 20 mile radius of MW ..... decided to relocate. :) KUDOS to MW and many thanks to Meph for providing a welcome rating.

I am not faulting Prov. When I signed up with them, they made it clear.... nothing funny for the additional money. All was well with the loan and it was just simply an appraisal issue. It would not go through any FNMA lender without some acknowledgement of the minor issues needed, but PFG's position is that for the top YSP versus others... why have any issues? The spread from PFG to the others is not huge, but worth it for my clients. We quickly mad a slight diversion and disclosed the appraisal to new lender.. in this case EverBank and they viewed the loan a little more in an overall state, that's all. The good news is that I called my client and pulled the cord on PFG within 90 minutes of notification from appraiser and we never skipped a beat nor lost a penny. Meph took the FRI am pricing before the melting and so a little luck all the way around doesn't hurt, but PFG is fine, but appraisers need to know "their rules" that's all.

I created this post for two reasons…First, so you can see that people really do use Zillow’s mortgage tool to select lenders/brokers, and not just to test the waters.
And second, and more importantly, to thank Martin for the big help that he has been. Martin was always very responsive and straight forward; he never tried to hide or obfuscate anything about the loan processes and always kept me updated.
Not only does Martin provide excellent customer service, his rates are also very competitive. Early Friday Martin called me suggesting I lock my rate due to the turbulence in the market. We locked in at 6.375 with zero points and fees (which is helpful since I have new appliances to buy, etc.)
Thank you…and if anyone is thinking of using Martin Wareing as your broker, consider him highly recommended by a very satisfied customer.
