one problem is most lenders will not review file untill full application including appraisal is obtianed. if the appraiser is taking 5-7 business day, you be looking at 7 business plus 2-5 business for underwirting. a combined total of 7-12 business days.

A reputable lender should have your file out of underwriting in 3 days max.  If not, that may mean they are overly burdened or extremely understaffed.

varying from lender to lender ...most are in the 2-5 day range ...soem are much longer
