I know you are asking the question, in general...in some cases, the MLS is part of the problem, because it does not provide an easy way for the prospective tenants or their agents to see when the units are available -- especially in seasonal rentals.   Part of the issue, as I understand it, is the technical difficulties of data input in the MLS.  If the question is related to out-of-date annual rentals, then you are right: there should be no reason why the availability or lack thereof cannot be updated quickly.   The listing agent is responsible for updating that information; otherwise the MLS would have no means of knowing if it had been rented.
