Thanks for the great advice! You should get the Noble Prize for Economics for summarizing the house staging shows on television! Are you trying to tell me that having 6 couches in my living room and painting the walls black is not going to sell my house?

The smell of several decades worth of cat piss is what will really sell a home...

Hello, everyone,
I am new to this; but my husband and I are putting our home on the market next week. We live in Texas across from the river and a beautiful Italian vineyard. Being Italian, myself, and taking the lead from the vineyard, my home is very Tuscan looking. We have a wall in the living room/dining room that is sponge washed a yellow/rust color. I hand stenciled lots of areas in the house, as well as stenciling with plaster that looks great. Would you suggest that I tone my home down in order to sell?

I am relisting with a second realtor. They have a home stager on staff that had me repaint my red kitchen a cream color. In the middle of painting a couple came back that said they liked the red better. I guess it's best to have colors that are neutral and make your home look open. I do think a house with wallpaper is harder to sell. It is so much work to take down.

you can paint over walpaper with an oil-primer+texture in a can+topcoat if you prefer... asuming the paper is really paper and not some funky vinyl sheeting;)
i think every house needs at least one distinct feature, a bright yellow stairwell or a calming blue accent in the master... just as a mind hook.
anyone see the trading spaces where hildi replaced all the furniture in the bedroom(bed included) with funky special cardboar funiture? i laughed soooo hard;)
bobby, you should post this list every few months and ignore alpine, he is just alpine....
if you are going to sell your home, fresh paint is a must. all rooms, cabinets if necisarry, new floring 90% is also a must. imho if you arent willing to do that you had better be willing to offer a credit to the buyer

*new carpet 90%
new hardwoods/tile/vynle err maybe less important, but refinish at the least

Many sellers just list their homes and do not consider any repairs. A good question to ask yourself is "What can I do to enhance the appearance of my home?" You will be surprised at how many ideas you will come up with and many of the updates are easy enough for you to do them on your own.
