It all has to do with supply and demand.  Make your house more in demand and you will have less competition in supply.  A low price can make it more in demand, but there are several other ways as well.  Realtors should have several different helpful ways you can make your house more in demand.

As mentioned before, its the ..

1- price
2- price
3- price

Obviously fixing it up will get you a better price, blah, blah, blah .... but if you find it isnt selling, simply lower the price. 

If it isnt selling now, I would wait until after 1/12014, few if anyone is looking to buy a home now...IMHO

There are some basic things that others have answered. I would recommend  you contact a good local Realtor for specific advice on  your home. WE study the market 24/7 and we know what is selling and why.

A good Realtor is going to be able to market your house properly, including professional photography, staging, social media, internet savvy, word-of-mouth, etc.  And, most importantly, providing a thorough market analysis to determine the best pricing of your home.

In the meantime, there are some things that you can be working on:

1.  Decluttering
2.  Yard maintenance
3.  Touch-up painting or more extensive painting, as needed.  (Keep it neutral!)
4.  Repairs 

I can help you find a very experienced agent in your area if you like. We like the CRS network, which is a group of agents with the highest designation in real estate (only 3% have it.)  I have referred many clients to agents throughout that network with great results.  Please let me know if you would like help with this.  It does not cost you anything.

Jennie is right! Realtors do a lot more than what most think. When selling your home you need great photos, staging, exposure and a dedicated Realtor that will work you listing. Just recently I listed a home that had sat on the market for 3 years at the same price. I listed the home, applied my marketing skills and exposure and the home sold in a mere 63 days! It's the price, it's the price, it's the price.  You will want to find an experienced Realtor to help you price your home at price that will cause it to sell.  In addition to the price, you will want to have photos of the home that project the best image and a great marketing strategy.
