Title Services and Lender's Title Insurance

I am closing on a home in a week and this is the only area I am vague on from the GFE. I know that I am responsible for paying this, but I am unclear on how I do so and when. Per my PA, the seller will be providing Owner's Title Insurance, but it does not mention Lender's. Is this all handled at closing or will I need to do something ahead of time for this?

Since this question is state specific, I suggest that you discuss the issue with your agent and if you do not have one then with the closing company that will be doing the closing.  Your lender could also assist you with questions related to the Lender's Title Insurance.

You ask for "Simultaneous Issue"   It cost's about $100 more because all of the heavy lifting has already been completed.

Good Morning!

The only fees you should be paying outside of closing are your personal home inspection, possibly the appraisal and your homeowner's insurance.  All other costs will be included in the closing costs at your closing.

Shows how things are different in different areas of the country. In Virginia and NC both are for the buyer (owner as in new owner) and so the buyer pays them both.

Lender title is a borrower charge, as well as the title company closing fee. The owners title is almost always a seller paid fee. Every once in a while a builder will not want to pay for the owners title, but in MI it is consdered a seller fee.
