Top 10 Reasons to List Your Home During the Holidays...

I pull this list out every year, as it's a good reminder.  There are good reasons to go ahead and put your home on the market, rather than waiting until the "gray days" of January.  So...Here are the Top 10 Reasons to List Your Home During the Holidays...

1. People who look at property during the holidays are serious buyers and are more ready to make a decision.

2. Serious buyers usually have fewer houses to choose from during the holidays, so the property has less competition.

3. Houses “show better” when tastefully decorated for the holidays with the wonderful lights and festive colors associated with the season.

4. Buyers are more emotional during the holidays and often base their decision on the warmth and good feelings they receive when viewing the home.

5. Buyers have more time to look for a house during the holidays because they have designated time off from work to purchase a home.

6. Many people want to buy before the end of the year for financial and tax reasons.

7. January is traditionally the month for transfers. Transferees can’t wait until the spring to buy. These buyers need a home now and houses must be on the market to capture these buyers.

8. Sellers can restrict showings during personal family events and still take advantage of their homes being spruced up and decorated “show ready” property.

9. Sellers can sell now – but specify a delayed closing or extended occupancy until early next year if it is agreeable within the negotiations of the contract.

10. By selling now sellers have the opportunity to buy during the spring – when more properties are on the market.

Nice list. I just had a seller question whether they should be putting their home on the market going into the holidays. We found a buyer that was ready to go and wanted to close before Christmas. Now they're VERY glad they listened to me.

14.  Just like the motor oil makers recommend you change your oil every 3000 miles, the realtors recommend you change your house once every six months.  List once in the winter, buy a new one, and list that one again the following summer.  Repeat.

Cindy, I have to disagree.

4. Somebody in the haste of transferring to a new job at this time of year is not going to be wooed by sugarplums and mistletoe.
6. I have never even heard of somebody motivated by taxes to purchase a home, save for 1031 exchanges which are not related to the fiscal year.
7. "January is the month for transfers" - I don't know about this one, but that supports a January listing rather than early December.

Altogether, a major part of this argument is missing. The best time to list one's house is when the listing will make the biggest splash - when there is the greatest audience and demand. You are advising people to waste their solo novelty shot during the most limited time of year. Regardless of the few motivated buyers, December is a terrible time to list.

Great post!  It really is a great time to sell your home.  I had a listing that has been on the market for four months and last week we received FOUR offers.  I've also had several people relocating to Atlanta who NEED to find a home before the first week of January.

Bad Post, Bad Advise too.... Really who has time to deal with Realtor's during the holiday's when you have office parties, decorating trees, making meals, ect, ect. I know why don't I tell people to start a complete kitchen renovation durning the Christmas holiday.

 Companies have their employees look during the month of December when transferring them to a new city. Hence the reason that January & February have been traditionally in the past the biggest selling / closing months in new home construction. Our largest selling months in Spring Hill were people looking in December, first of January and then writing a contract to close or build as soon as possible. The majority of sales were to people out of state.

Top 10 List of Reasons to Buy in Winter!

10. Prices are dropping so fast that I need to sell before my commission is lowered
9. People need to buy before Greece and Italy implode so they can thank God that we do not live in Greece and Italy
8. There are fewer houses to see so I make more money per time spend in Winter.
7. Because it is such a joy to sell your home now and be homeless at the beginning of the new year
6 Because it is such a rush to make families run out of their homes so I can network with other REAs at your home and ask you to pay for the snacks.
5. Because two months of mortgage interest deduction will make it worthwhile to itemize deductions on a salary of $60,000.
4. Because buyers are emotional morons and I know this for a fact! So lets go suck them dry!
3. Because buyers can't throw  a Superbowl party in a rental home can they?
2.  Because buyers have lots of time on their hand so they can think of nothing better to do than listen to NAR propaganda from REAs.
1. Because I have Christmas shopping to do so give me a Merry Commission NOW!

In a call last night, my seller said that no one knows who is going to be the buyer and when they will appear. So this seller relisted because if it isn't listed, it won't sell. Seems to me a good reason to be on the market regardless of the time of the year if you need or want to sell.
