Teach, are you just trying to make me laugh? Those weak green stars on the top lender reflect that algorithm ( several 1 star ) and they are # 1.
That part I have not figured out yet Clay. The top spot has always been a mystery, but the #2 spot has always been held by the lender with none or very little sub 5 star reviews.
If the #2 lender were to even get a 4 star review they would drop completely off the top 5. Interestingly enough, the 3, 4 and 5 would not move up, rather the #2 would be replaced by someone else. It's always been this way. The #1 spot makes no logical sense from a numbers point of view.

Keep in mind Zillow has a brand new policy on where lender reviews can come from, changes the playing field quite a bit from the prior policy.

There have been errors in the ranking priorities in the past, and certainly there is no easy way to determine if there is or isn't an issue presently or not, considering they use a "weighted average" rating, and there is nothing posted about how they weight them.
Certainly, the "weighted average rating" in the directory differs substantially from the "top lenders" list order, and always has. There is no information about total number of quotes in the directory, so that could also be a factor. Nor is there any information on whether amount of time on Zillow factors in.
Certainly, the "contributions" don't seem to count for much on the "weighted average ratings".

They doubled down, have 25 more and up to 69 tonight, lol. At this rate they should have enough for 2nd place in another week.
It's out with the old ( ratings on mostly loan officers with Zillow only transactions ) and in with the new ( Company ID's with an army of LO's and reviews falling from the sky). The rating system was better when the review had to come from a Zillow transaction, now the reviews will include any transaction from anyone who took the time to come here and fill the info out. In other words, no one with a bad experience will ever get the steering email to review. Seems like the consumers should be given a disclaimer stating the review may not have originated from a mortgage request/transaction on Zillow.

Since they are allowing them to dig up any old client from any where in the past, will they now allow non-confirmed lenders to get their reviews back from the past? The profiles for "lenders" shows reviews but does not actually display them. I think it's only fair that if agents and premier agents can get reviews, that lenders and confirmed lenders should be able to as well. Restoring the reviews that were taken away because they opted out of the pay to play quoting seems fair. No?
Also. Does this mean that negative reviews from clients not from Zillow quotes will be allowed?
For example, there are people using the name of large banks as their screen names and the leads from this account is spread to the loan officers that work there. Let's use Federal Bank of Oklahoma City as a hypothetical. If a borrower that has had a bad experience with FBofOC in the past writes a review, will it stand even if it's not a review of the actual person that created that account on Zillow, but rather a different employee of FBofOC? And if not, why would the positive reviews from others who did not create the account be allowed to have reviews bundled?
Just thinking out loud and hopefully providing good ideas to expand the program.
Oh, and one more question. Since someone can just create a new account and then start priming it with positive reviews that are not tied to quotes; what is to stop someone from doing this when they get negative reviews? If an account gets a few negatives, can't they just make a new one, then tell the clients that reviewed them positively to do so again, thus eliminating the bad ones?

I think the new policy is simply taking into account that Zillow can't really police the review system to ensure they're tied to a legitimate quote. I think we all knew that the national lenders would eventually gain momentum in the market because of sheer volume, but clearly some people are still gaming the system with old clients or bogus profiles.
What further bothers me is that it says old reviews will also be checked out as well, so those of us here since the beginning may lose even more ground because someone may not have entered their review a certain way 3 years ago. It seems to be even more heavily weighted in favor of those willing to "work" the system.

Lenders have been gaming the review system since inception! It's been a joke since day one and continues to be a joke!
I have said it all along...positive reviews are useless! No one would fake a negative review...pay attention to how the lender reacts to a not so positive review...that will tell you far more about the lender than a rave review.
I get tired of seeing a negative review and the lender saying I never got that message or I followed up and you must have missed it! Most folks don;t get too angry about a slow return call unless it's consistantly slow!

a lot of us are individuals who work for larger banks and mortgage companies; I'd hate to get a bad review just because someone got ticked off at an LO in my company 5 states away or something.

Well they can't have it both ways. Either the account belongs to one person and only they get reviews or it belongs to the company and they have to accept all reviews. How would it possibly make sense that if a good review comes in from a LO at the company other than the account holder it will stay, but if a bad one comes it it will be removed. That's nonsense.

It's a good thing there weren't any good football games or anything for people to do but rush to create Zillow accounts and review their beloved loan officers. I know that's what I do on my 3 day weekends!

1) Receive email asking for review (assuming the email address is the same or does not end up in junk folder
2) Recall who the heck this person is
3) Remember the transaction in detain including first and last name of loan officer
4) Create Zillow account
5) Navigate Zillow to post the glowing review
