Townhouse Purchase in Sherman Oaks, CA

We looked at new Townhouse in Sherman Oaks, CA and we liked it. Address is 5521 KESTER Ave ,Sherman Oaks, CA 91411. We liked it a lot but wanted to get expert opinion on following things


1) How is the neighbourhood ?
2) resale value of townhouse in this area ?
3) School district (somehow it looks like Middle School and High School is located in Vannuys,CA) ?

HOA is $300/months

Its been just a year for us in Sherman Oaks so we still don't know all the details about area

Risa's advice was great.  I lived in LA for years and worked in Encino for quite some time before relocating to Newport Beach. Sherman Oaks was great due to the Galleria and several restaurants in the area.  Definitely check on schools if that is of importance to.  Make sure you get pre-approved (not pre qualified) so that you find a place that meets your payment and long term objectives.  Happy house hunting!

Hello. I've worked with buyers in Sherman Oaks for a long time, so I know the area pretty well. The general consensus is the closer to Ventura, the better. South of Ventura is the most favorable. Looks like this place is close to the edge of Sherman Oaks, almost into Van Nuys. As Risa mentioned below, you can check the schools out on the link she provided. As far as resale goes, it really depends on the asking price. I do know that building and units have been on the market for quite sometime, which means it's overpriced. However, that could work to your advantage since they may be willing to negotiate. Of course, it depends on how much the developer has to recoup to break even. Hard to say about resale value given the market conditions over the last few years. Be sure to have an agent look at the comps in the area before submitting an offer. All the best.

mparikh0879, The following link to the Sherman Oaks Chamber of Commerce will explain why the area you are interested in has a Van Nuys zip code here http://www.shermanoakschamber.org/sherman_oaks/index.cfm. Kester is a fairly wide thoroughfare and the area is mixed with folks from all walks of life. If you look at the single family homes that line the nearby side streets, you can see that many of them are lovely and well kept. http://www.greatschools.org will give you the specifics of the nearby schools including Kester Elementary. My advice to most buyers is this: your home should be purchased to be your home for the long term first and foremost. Studies have proven that long-term home ownership (10+ years) typically results in an increase in a home's value. Best of luck to you.
