I've seen Pulte offer a house listed for $529k, willing to sell at $445k

Anyone else have similar stories, or specifics of deals available?

The major builders are doing it in Florida and the inland empire of California, mainly. The whole "midnight madness" thing is such a joke in real estate, because you've just set the comps for the whole neighborhood. So saying "You have to act fast before we raise the price back up!" is so obviously hype it's sad.

Pulte just sold me a house "listed" at $359K, for $334K, plus gave me $2k towards closing costs and another $5k rebate when I prepaid for the house prior to closing. They will work with you on price - especially if you have no realtor.

A seller desperate enough to come down $25K+ would likely come down further.

In my area, 97% of the new construction is done by local builders, not the publicly traded ones.  As far as I know they are not giving any incentives.  If they are, then they are clearly not advertising them.
