You say Zillow are not estimaters but so many other companies use your estimates. The general public doesnt know this and DO use your estimates as fact. They argue that your pricing too high because according to Zillow or another company that uses (posts) your estimates, thats what its estimated at. It is doing a diservice to buyers and sellers alike.
I have updated facts and the estimate hasn't changed. Very angry at such a large and "reputable" company that cannot change info that is incorrect and that is pertinent in the sale of a home.

Hi 29hams -
Please note that Zestimate is not an appraisal. This is generated using zillions of data (bed and bath, square footage, price history, tax history and the like) but since we don't go to homes personally, some factors that might affect the Zestimate is not included. The data that we have are gathered from county records which at times is also not updated. You have an option updating your home facts by claiming it.

All Zillow has are numbers. They cannot see upgrades unless they are in a number like a higher assessment or a higher past sales price.
There was an owner's estimate feature where owners could add their remodels or show added value on their home page for special features. From what I read, Zillow is reworking that feature and should have it back online in about March. I miss that option on the site because it let owners show value for the special features you describe that Zillow could not possibly see.

Try to be PROFESSIONAL in your Zestimates
They have no clue as to pricing of a house. They do not try to see if the house
has upgrades or extra packages to be added into their Zestimates.
They are not even trying to include these as they under cut what the real price
should be. Look at 2981 Glenbrook Street Carlsbad, Ca. and there is the proof.
$40,000.00 dollars of upgrades and a larger lot than the surrounding homes.
The peace and tranquility of having a wildlife sanctuary where No one will build
has the benefit of peace of mind. Yet Zillow has it priced lower than the same home
that has half a dozen neighbors looking in your back yard and a smaller lot.
Zillow get your act together and quite being a dime store and be a real help to the community.
