Trying to figure out what my home is worth?

Profile picture for jtingle79
My address is 6345 Calmont Ave. FW, TX 76116 and I am trying to see what a fair market value of my house is. It appraised for $105,000 in 2009. I purchased it for $95,000 in February of 2006. I have made some improvements to the landscape and have installed a sprinkler system since then, a couple of improvements to the inside as well (ceiling fans, new carpet, and blinds). The house had been totally renovated before I moved in ( totally updated kitchen as wells as new paint and crown moldings, and new hardwood floors). The square footage is 1100 sq'. The one down fall though is the location. It is located on the corner of a busy intersection. Please let me know what you think, your thoughts would be greatly appreciated. Thank you. JT

Dear J.T.,

You should contact 2-3 local area top producing agents and get a comparative market analysis from each with a realistic pricing evaluation.

All the best.

The Ridgelea North area is very difficult to do comps for because values are all over the map from 105K to 164K for homes matching your house.

How much updating was done and quality?  The highest comp I see has original wood floors in good condition, granite, stainless appliances, t has a 1 car garage (you have 2).  The lot is a little larger than your house.

My guess without seeing your house is that you are somewhere in betwen 115K-130K.
