Trying to get a mortgage with a 626 credit score

I am trying to get a $50,000 mortgage on a house. I was denied by one Modular Home company as I did not have long enough lines of credit. My scores were 616,636 and 646. My gross monthly income is 2040 by myself and another 1000 from my boyfriend who I am also trying to get on the mortgage. He however has no credit score as he has not used any credit. I have a paid trasaction from my highschool tuition, a credit card balance that was taken off due to my identity being stolen and my student loans which are currently deffered. I only made 2 payments before they were deffered. I just took out last month a car loan for 447 a month. I just made my first payment. I am looking into getting a secured credit card. I really want this house. Even if I get a prequal letter stating that in 6 month I will be given a mortgage that is okay. I just want this to work out badly!! Does anyone have any suggestions??

Speak with a local lender to see what your options are.  By reviewing your situation in detail, they could probably give you some ideas on what you/your boyfriend need to start working on to improve your chances to get a mortgage in the future.

Depending on how much your taxes are on the house you are looking to buy, you may qualify with your income alone.  I don't think your boyfriend's income can be used without any credit scores.  You can either look to qualify on your own which should be possible with a 636 mid score or you can work on building credit scores for your boyfriend by having him get a secured credit card as well as maybe a small retail charge card.

Typically, you can't get a mortgage unless you have two scores. With the new auto loan, you're going to be hard pressed for a loan by yourself depending on the purchase price, down payment, ect. Most companies want to see 3 open tradelines. If you have an auto loan for 6 months or so and a credit card, non-traditional credit can also be used. Cell phone bill, auto insurance, ect. The one thing you're going to want to do is to be resilient about your credit. Make every payment on time and keep your credit card balance low. I would also advise subscribing to a credit monitoring service since you've already had the experience of getting your identity stolen. Good luck!
