You have been given great information.  All is the below gives you a good direction of getting your home SOLD fast.  The three basics.

1)Hire a Realtor.  Not saying that because I am one, you need representation to get you the most money in the shortest amount of time.

2)Know your competition inside and out.  Have your Realtor take you around and preview the homes in your neighborhood.

3)Price to make your home a "no braniner".  Better condition, better price and a clean, staged home makes you number 1 on their list.

It is all about the price and condition of the home. Maske sure it looks real clean so others can picture themselves there, and price to sell....make it a "good" deal and it will sell!

One other choice is an auction. I would advise people who need to sell quick to consider an auction with the price subject to seller approval.

I agree with the response below.  To be more specific:

* Determine sales prices and find out what current listings are.  Both will give you an idea of where you should be (which is under the average).
* Go visit your competition to see how they look and what they've done to prepared their homes for sale.
* Use a stager - even if they don't bring in any furniture, they are an objective source and can help you arrange your furniture and belongings to improve your home's appearance.
* Don't let your feelings get in the way of your sale!!!  This is hard to do, but it's so important.  Once you decide to sell, it is no longer your home.  It's a product you need to market.
* You're moving anyway, so go ahead and pack it up and move it out.  Get your "things" and some of your furniture out to make the home look bigger and allow buyers to see the house.
* Make sure your Internet presence is as good as it can be.
* Pay a professional photographer - pictues are SO important.
* Use good signage to get people to drive by the house.  Surveys show that more than 15% of sold homes were originally seen by the buyer based on signage.

The best way to sell a house quickly:

1.  Price it below the competition, and be aggressive.    This competition is  those that have actually sold in the last couple of months, not those that are for sale.

2.  Have the house in tip top form.
