And here I was hoping to find out how to not sell my home. Darn!

Thank goodness I can listen to a REA and forego doing any homework on my own.

p.s. How can I "undercut the "buyers Agents Commissions" if there is no "standard" commission? Maybe "usual and customary"?

That is simple enough. Allow the buyers agent whatever they want as a commission. Just shortchange the listing agent.

oops... I guess you have to consider what you are supposed to give normally and then maybe add a gratuity on top???

In this market, do not over-price.  And if the seller is not willing to sell at market price, or does not have to selll, it would be best to take the property off the market.

Okay. In what "market" should I consider over-pricing. Especially since the market will determine what "market price" is. If a person pays "over-prices" and it sells, then it was not "over-priced".

And, if a seller is not williing to sell into the current market? Yep, maybe a good idea not to list it.

Sorry for the smarmy-ness, but you all really need to step up with something a bit more meaty than that.
