Some associations have a restriction on who parking spaces can be sold to, for example perhaps they can only be sold to someone who owns a condo in that complex.  For an open to the weather, uncovered space the price might be 15K to 20K, but a covered, secure space in the same location would be much more, maybe 30 to 35K.

The average price for a garage parking space in NE is $20K to $30K for a condominium. If it is a NE row house, having a secured parking space or garage can add as much as $50K to value. That said, it really comes down to what you can negotiate. If you're purchasing a condo with a garage space available separately, chances are you can fold it into the deal at a better price since the owner will be more focused on selling the property than the space. Sometimes, when owners realize that others have included their spaces in sales with similar price points, you can get it included without increasing your offer price. It depends on the sales price, comps and your negotiation skills.

Your agent can pull comps for separately deeded parking in the neighborhood you're interested in and go from there.

I would agree that $20K sounds about right. One thing to consider when thinking about a parking space purchase is that it often times has to be made in cash as lenders typically will not lend on a parking space. Good Luck!

Are you talking about buying or renting?  I am not sure that the spaces in the car barn are separately deeded, so I am not sure if you can easily buy one.

If you can, I would guess that they would go for about $20k.  Downtown spaces go for $35k to $40k, but parking is so much easier on the Hill.  Jenkins Row is in a similar part of town from a parking perspective and spaces there tend to go for about $20k.
