USDA Rural Housing

I have a loan with  USDA Rural Housing, first time buyer and I have found that the home is not the ideal home I had always wanted.   If you find another home that has an existing USDA Rural Housing Loan, and you have an existing USDA Rural Housing Loan is it possible to switch homes with that person?

I'm sorry, but no, you are not able to flip or transfer loans.  You would have to sell your current home in order to purchase another with USDA financing.  You can only have one dwelling with USDA financing.  If you can qualify with the existing home and rent it out, you could purchase another home with other types of financing.

both homeowners could assume each other loans: Both would have to credit qualify to USDA's GRH current guidelines.  keep in mind I am not saying it would be easy but coul d be possiable. best if both loans were held by same servicer. ie Chase

You can't switch homes, but it does make the process easier if you are purchasing a USDA backed home and you are going to finance using the same loan program.
