As mentioned by Vince, the appraisal you have in hand is the true value of the home. The Zestimate gives you a "general" idea of value but for true value a qualified real estate agent or licensed appraisal will be your best bet.

Appraisals are more accurate than Zestimates as explained under FAQs above since an interior inspection was done and a real human did the evaluation, so your Zestimate is less accurate so just ignore it.
