My spouse and I have a credit score of 660/670s.  We have been offered by our current bank a 5% rate compared to our current 6.5%.  We currently owe $214,000 but I think our house is worth less- $200,000.  They are insisting on an appraisal.  Is this a good deal???  We were offered the same rate at another bank with no appraisal, but a lock fee of $350.

Click on Nic's link below and contact him with your specifics, he does not need an appraisal for an IRRL and I doubt he will ask for a lock fee.
