VA LOAN WITH ACTIVE TERMITES

Can you buy a home "as is" or will the termites have to be treated before closing? we had a termite inspection with active termites but I could easily make the repairs myself. I'd rather negotiate for a lower price with the seller (based on the repair estimate) then do the repairs myself after closing.

With a VA loan you will have to have termite clearance prior to closing so doing the repairs after is not an option.You can still negotiate a lower price and do the repairs yourself before closing as long as the work you do is good enough for the termite inspector to pass it. Doing work on a home you do not own yet is a calculated risk.

With a VA loan presented as part of your offer, most sellers will be willing to pay for the section 1 termite work. However, if you are trying to make your offer more competitive, other solutions may be necessary. In addition to termite repairs, the house will also need to have flooring, working heat and appliances, and some other safety items for example which are often dependent on how thorough the appraiser is in his report.

VA buyers have a challenge buying a "fixer-upper" due to VA requirements and cash buyer competition.
