We want to take advantage of our VA benefits and refi through VA. However I operate a daycare out of our home and our tax adviser has us writing off 100% of our square footage, just for the numbers of hours the daycare is open(40% of the total hours in a year) because I let the kids go throughout the home, and we use the three bathrooms, closets, halls, steps, all bedrooms for naps, even laundry room for cleaning their bibs and bedding, etc.The problem is that I have read that the VA has a maximum fo 25% of the home that can be the business. My questions is: Does the VA mean that up to 25% can be used ONLY for the business? If so that would be good because we don't have even 1% of the home set aside for ONLY the daycare. We live in all spaces, 100% of it, about 60% of the time.Any clarification on this requirement would be appreciated.Thanks!PS what is the max. LTV and CLTV for conventional refi around 185K with 730 fico.
