The costs are pretty minimal as the U/W, processing and tax ser fees are paid by lender.  For a refinance you wouldn't need to worry about max loan amounts unless you're goin over 1m.  All costs can be rolled into new loan if you would like and the funding fee is 0.5% unless you recieve disablility benefits then the FF is waived.  Interest rate should be in the neighborhood of 5% depending on loan amount.

Hi, if you are looking for someone local to work with you and do your VA loan...feel free to toss up a Zillow request or contact a local lender.  Most lenders offer VA.  For a lot of transactions conventional conforming is superior even if you are a vet so don't rule it out yet!

Couple things to keep in mind.

For the author, if you refinancing a VA to a VA, the funding fee is .5% as Nic mentioned.  However, if you're refinancing a NON-VA to a VA, the Funding Fee is higher.  We'll need to know the answer to that question before you take a Funding Fee into the equation unless you're a disabled vet as Nic mentioned.

Also, the VA raised their loan limits by county if you're in a high-cost county.  Below is a link to all the high-cost counties.  If your county isn't on the list, you should expect the limit to be $417,000.  FYI, most lenders charge premiums for loans above $417,000 including for properties on the high-cost county list, so be prepared to pay that premium if you do need a loan of this size.

What is the max. amt of loan, the int. rate, and costs for a 30 yr. refin. The owner is retired mil. with 42 yrs service.
