Vacation property in the Poconos, PA

I'm interested in buying vacation rental property in the Poconos area. I reside in NJ about 3 miles from Manhattan and I'm looking for something that i can buy and hand over to property managers to manage. Something that's easy to rent both in the summer and winter. What town/area would you recommend and how many bedrooms/bathrooms are ideal for renting? Thanks for your help.

Xander thanks for taking the time out to write such a detailed response. My budget is about $150K. I already own a home in NJ so i'd like to keep my second mortgage low. Do you own any vacation rental property yourself? What do you recommend for someone with my budget and situation. Thanks a lot for your help.

The major drivers in terms of finding a highly-rentable vacation property are easy access to metropolitan areas (New York/Philadelphia), proximity to Pocono attractions, and, if your budget allows, unique architecture/land(lakefront/riverfront). Because the Pocono Mountains is such a large geographic area, owning a rental property in a "full-amenity" community that features conveniences such as swimming pools, tennis courts, golfing etc. can also provide extra incentive for potential clients to come stay at your home.

Examples of full-amenity communities include Saw Creek in Bushkill, Hemlock Farms in Lords Valley, and Lake Naomi in Pocono Pines. If you're willing to drive a little farther, there is also Masthope in Lackawaxen, and the Hideout in Lake Ariel. If a full-amenity community is not what you're looking for, then you're probably best-off being near a major Pocono destination. These include Lake Wallenpaupack (the largest lake in eastern PA - surrounding towns of Hawley, Tafton, Lake Ariel and Greentown), Camelback/Camelbeach Mountain in Tannersville, or Shawnee Ski/Recreation area in East Stroudsburg. Another option is buying close to a high-end resort/event center that has customer overflow from weddings etc., such as Skytop Resort, in Skytop, PA or the Inn at Pocono Manor.
