Land values are truly based upon what the land can be used for. If it is available to be built on, has viable soil for septic or public services nearby, what the zoning and subdivision laws are in the area, etc. Contact us for more information so we can be of help-thanks! Happy New Year!

One way you can figure it out is to ask a local contractor for what it would cost to build on that lot. Since it appears that a +/-3000 sq ft home is worth approx. $450,000, if building cost is approx. $125/sq ft, then the cost to construct a +/- 3000 sq ft home would be $375,000, leaving the difference - $75,000 - the value of the land.
I dont know what the construction costs for the area would be - thats why you might ask a local contractor what a 3000 sq ft home would cost to build. But thats the easy way to figure out what land would be valued.
Or ask a local Realtor who sells land, or contact a local appraiser for a more accurate estimate.
