Value of my home per Zillow

I disagree with Zillow's value range.  Staring at $400K is not even realistic, should start in the 500K range, and then go to $780K.

Only a top Realtor with solid sales record knows the value of your house in this market, see who is advertising on Zillow in your area and they will be a great resource to help you determine this.

Zillow's estimated price range can be very inaccurate. Whenever numbers are calculated from formulas inserted by computers based on patterns or other criteria, inaccuracy should be expected. 

The same can be said of assessed values of homes from the city/county. 

There are only two ways to get an accurate estimated value:

1) Through a Realtor performing a CMA or an Appraisal - each of these involve the human element of comparing the actual property to other actual properties that have sold, under contract or are still active. 

2) Arms-length negotiation between a seller and a buyer. 

I wouldn't be too concerned with the value estimated by Zillow.

Hi Darrin,

In Utah the estimates on zillow are not very accurate since they don't have public access to sold information. Utah is a non-disclosure state meaning the sold information is not available to the public. In other states the zillow estimates work great because they have access to this information.

To get an accurate valuation of your home you can either have an appraisal done of your home or have a Realtor give you a fair market value of your home. Appraisers & Realtors have access to the same sold information to give valuations to property.

A large range for a Zestimate is a consequence of a small data set.   What does the range say?   It says the value of the home is most likely to be within this range.
