We are becoming a rental nation. Vegas has a oversupply of homes. But if the purchase price makes sense do it. Plan for a larger vacancy rate when you factor ROI.

I would say buying rental property in a market that is saturated with foreclosure is a big mistake. Consider this: Nevada is ranked 8 Nationally for foreclosure with 1 in 1155 home in foreclosure with an average price of $110,000.00. I would quicker invest my money in buying mobile home and land in West TX where there is a massive shortage of homes and the average 1 bedroom is renting for close to $1000.00. Follow the oil exploration and you will find a housing shortage and plenty of jobs. Drop me a line or call should you desire my help with financing.
