WHAT WILL HAPPEN IF I DON'T PURSUE THE LOAN APPLICATION AFTER I SIGN THE CONTRACT 3-4 DAYS AGO?

THEY ALREADY CASHED MY EARNEST MONEY AND THEY WILL DO AN APPRAISAL IN 2 DAYS. THIS IS A BRAND NEW HOUSE AND I DID NOT HAVE A REALTOR.

You will more than likely loose your Earnest Money, unless you have a very good reason (ie, illness) for not doing this in a timely manner.

Buyers who are looking at new homes should always have agent representation.  Keep in mind that the Builder's Sales Counselor is working for the Builder and NOT the buyers.

Here in Texas, this service is free to buyers.  The builders pay our commission and NO it does not affect the price of the house.  Our commission is paid out of their marketing budget.

Matter of fact, you will probably end up getting a better deal if you do have an Agent representing you  than if you go in there on your own.
