Comparables, usually used by distance, if there is nothing close to the house in subject, you can extend that distance the bank will have to allow that.

If you are looking for info on a house that is not on the MLS, a local agent can still help you in several ways, such as working with a title company, checking old MLS listings for their house, etc.
In most Utah counties, you can get info on a house from your local County Assessor's web page. Zillow pulls some information from there, too.

Zillow pulls data from many other sites. These other sites may not get updated and so Zillow shows incorrect/outdated information because of it. I believe each home that is for sale will post information about who the agent is and/or a link to the site where the information is pulled from. I have emailed these agents and asked them to remove the incorrect information directly and it usually get handled quickly (much more quickly than emailing or trying to contact Zillow). If you can't find the information post a link to your property (or just the address) and I'll see if I can find it for you.
