Zillow is not an appraisal. There is more information about the Zestimate. They do not consider waterfront unless they can see it in the numbers with a higher past sales price or higher assessment. Your City assessment is also not an appraisal. It is a way for the City to keep a certain tax base.
A local agent could help you by giving you the recent sales of similar waterfront houses and the sales trends for your targeted neighborhood area, but you also have to consider that an agent's listing price is not the same as a sales price so it is smart to ask for the percentage of list price realized too.

I'm an agent in Bradford. Believe me when I say that Zillows estimates are just that, estimates. They are not the professional that came into your home and did your CMA. This person is more likely to be the reliable party. If you poke around Zillow a bit, you will find many people with the same issue. Also, when you hire a REALTOR to sell your home they should be putting together a comprehensive marketing plan that will get top dollar for your home in a reasonable amount of time. Zillows evaluation will have no effect on this. I hope this helps. Happy selling!

Sorry I was confused on the date.
At the moment there is no way to reflect remodeling for the Zestimate calculation with the exception of the increase in the tax assessment by the city. When the "my estimate" tool returns in perhaps April 2012, then you will be able to describe the remodeling in a way that creates an "owner's estimate".

I purchased it in 2010 for $230,000. Did considerable remodeling... It is prime waterfront property.

It looks like the last sales information on the home is from June 2010 at $230,000. The last sales information with adjustments for time tend to weigh heavily in the Zestimate calculation. If you purchased in May 2011, perhaps the question would be why Zillow doesn't have the purchase price recorded yet.

A zestimate is just that. Even more improtant it is a statistic model that might not be picking up the finer points of your property mentioned. My suggestion is to not worry about it. The zestimate is not the be all end all that determines what your home value is. Its a tool among many. Think of it as for 'entertainment purposes."
WHO comes up with the valuation on my home???
Can my home be removed from zillow? The city has it valued at $273,000. I had a market analysis done by the realtor who sold me the property in May of 2011 and he thinks I could sell for $325,000+?? WTF? This is waterfornt property on a major river with dock rights...
