WHY DO YOU VALUE MY HOUSE AT $1.6MM?

I'M AT 37 NUNES DR., NOVATO, CA 94945. MY HOUSE IS 4,568 SQ.FT WITH 4 BDRMS./4BATHS. YOU VALUE MY HOUSE AT $1.6MM. MY NEXT DOOR NEIGHBOR'S HOUSE AT 33 NUNES DRIVE HAS APPROX. 3,700 SQ. FT. WITH 1 LESS BATHRM. ON 2.2 ACRES (1 MORE ACRE THAN MINE). YOU VALUE THEIR HOUSE AT $2.3MM. BOTH HOUSES WERE BUILT WITHIN 1 YEAR OF EACH OTHER. PLEASE EXPLAIN WHY THIS DISPARITY WHEN MY HOUSE IS LARGER BY 700 SQ. FT. WE'RE BOTH SINGLE STORY HOMES SO THERE ARE NO STAIRS TO DEAL WITH. THANK YOU. MARK ROBBINS

Higher priced homes may have locational issues, ie views, etc. much more than lower priced homes. That said you should get at value from a Realtor CMA or appraisal, here is a link to find an appraiser in your area.

The Zestimates are only general estimates based on data from the MLS. Zestimates are not used by appraisers, nor do they take into consideration all the specifics of a house, so it's likely that in many cases they are off. I always counsel my buyers and clarify that so they don't base any offers on Zillow. There are much more detailed ways to get an accurate snap-shot of what your home is worth.

You are right, your neighbor's house Zestimate is totally out of line for the neighborhood. The number had an odd deflection from a reasonable value a month or two ago.  (I flagged it for the Zestimate crazies team.  I've noticed several in CA recently where one home in the neighborhood has had an odd deflection up in the last two or three months.)    Your home's Zestimate seems to be in line with the rest of the houses in the neighborhood except that one.
