WHY IS MY HOUSE SO LOW COMPARED TO OTHER SITES?

I LIVE AT 576 1ST AVE, SAN BRUNO CA  HOWEVER ZILLOW IS SO UNDER PRICED COMPARED TO OTHER SITES.  i HAVE HAD AN MARKET APPRAISAL DONE BY REAL ESTATE PROFESSIONAL.

Did you or your lender have an appraisal by a certified appraiser in the past 90 days?  If so you can add that number and its source as the owners estimate.  If it is an estimate provided by an agent they may have been trying to buy your listing rather than provide you with an accurate number, you can provide that number and its source as your owner estimate, it just won't carry as much weight with the general public.

Zillow weights a recent purchase price quite heavily in their calculations.   They show the latest purchase in May with a price within ~1% of the current Zestimate.   Is there a reason you expect the property price to have soared 16% in six months?  The community trends haven't done so for San Bruno.   

There are dozens of AVMs available.   Zillow is the only one I know of that offers a value range ($183K – $445K) as well as the statistics on their AVM accuracy.  Chose the one you like best, they may vary month by month. The real value is what someone will pay, and most of us hope not to know that for some time.
