A real estate agent shouldn't be attempting to answer mortgage questions.    They should simply say they aren't qualified to answer.   You can contact lenders through Zillow, or locally to get a better assessment of your ability to buy.

Simple answer: the real estate market was so strong for so long, and low-down payment financing was so widely available, that many real estate agents either never learned about the FHA programs or steered away from them because of the additional paperwork.

The agents weren't being devious, there was just little need for the FHA for a long time. That's changed.
