The community had a good run but many homes were lost during the crash. Investor activity picked up many, there are rentals in there and data shows rental communities tend to trail owner occupied communities.

With many buyers back in the game these homes will draw attention, they are excellent for first time and first move up buyers. The community isn't likely to reach the levels of the past but stability and a move toward more owner occupied homes would be good.

I've sold and appraised in here, touch base if more detail is needed

Actually, prices are slowly starting to go up.  2007 was the height of the market and 2012 was the bottom of the market.  With the low inventory, prices should continue to rise.  With the low inventory, it's a great time to sell.  Please contact if you would like me to show you the specifics for Barrett Creek over the last few years.

The same reason for anything in the area.  High supply, low demand, lots of foreclosures and distressed sales. And over inflated pricing prior to 2007.

The good news is, like other neighborhoods are there, the values are starting to come back.  They are starting to sell in the low/mid 200s again.  A lil higher for those larger homes on a basement with a good lot.

Hope that helps.
