A quit claim deed doesn't not sound like a good idea at the moment, because while it removes you from the title it does not remove you from the mortgage. You and your ex need to work together so that he can refinance in his name, and then (only then), do the quite claim deed. (You can't simply remove your name from the mortgage) If the mortgage modification prevents this, then you may indeed be stuck unless you can convince him to sell the house.
