Waiver for Storing Zestimate Values

Your terms of use prohibit storing zestimate values in a database. For obvious reasons, you wouldn't want another company using your data for marketing purposes. However, I was hoping to obtain a very specific waiver.

I work for a small credit union, and we were hoping to have your permission to use Zestimate values ONLY for estimating financial trends and potential losses. We would not be using the data for any end-user purposes, and would only be looking at your data in conjunction with other sources.

Please let me know if this is acceptable.

I would suggest you use the local info pages and download the index trends and the upper and lower tier index trends (in the same Excel file).

The data you want is already compiled and individual Z-estimates will not help you with your stated purpose.  The fluctuations are much too large on the individual estimates; but when the median values are taken, those fluctuations disappear.

The index trends also has separate trends for condo and SFR, as well as by number of bedrooms.

As for "potential losses"?  You will need much better tolerance range than 50% of the estimates being within a +/- 6.8% tolerance of stated value  (81.6% being within a +/-20% tolerance range of stated value).
I would suggest you personally do CMA's on all existing loans at least once a week, and that you personally "pay" for appraisals at least once a year.

You have no "losses" if the loan payments are current.
