We wish to start buying rental properties,duplexes to six plexes, coming down every winter and fixing them up. We need to find mortgages? Looking with small down, put money into units, rent and do again. Want cheap stuff in good areas. Virg, Ma, Wash. Location key. Need seller that will hold mortgage or private money. Foreign National with very little down is real tough to do.  Seller carry might be your best option.  Hard money is going to cost around the same percentage of a down payment as you would have with a foreign national non o/o.  Your best bet would be to contact lisc. realtors in your target areas.
