Waterfront Listings

I've recently posted my house for sale on Zillow. It is a lake front home, but your website doesn't let people search for waterfront homes. Can you add that into the search criteria? It would be especially nice if someone could narrow it down to : lake, creek, river, ocean, etc.

In addition to adding waterfront as a searchable criteria, the length of water "frontage" (in # of feet) should be a recordable detail listed within "Home Info", and should be incorporated in the Zestimate algorithm to further improve the calculated valuation.

They should have different classification of water front too.  I have looked at properties that say water front to find a retention pond.  Classification should be Ocean Front, Lake Front (along with lake size), river front, creek and retention pond.  Also should list boatiable or non-boatable along with hp groups such as no motor, less than 5 hp, unlimited hp.

Water frontage is a major determinant of property value in our area and otherwise similar properties even a block away are not comparable to those with waterfront.

Why don't you just have a search box to allow searching on any combination of criteria. Example: lakefront, 1.5 acre, ranch, colonial, cape cod, etc.

You can search all the text entered in the database by the homeowner or listing agent with a single search: ranch AND 4 br OR 3 BR AND waterfront AND lakehurst and NJ

 

Building a TEXT search without field limits would allow users to receive ONLY the homes matching the criteria searched for.

 

Just a suggestion.

Why doesn't Zillow know waterfront property? because it isn't on the town records. Anyone who has a waterfront property is often given an undervalued Zestimate - just look at maps and compare houses in any town with small lakes, unless all the neigboring properties are all waterfront - which they are often not!, Zillow uses  the tax assement value, which typically does not take waterfront into consideration. I am just glad that a buyer does.

P.S. I do own a lakefront property, and my nieghbor (accross the street's - non-lakefront) property is considered (by zillow) equal value to mine. Funny how another direct lakefront neighbor's property which sold 6 months ago isn't even listed as a comparable - that property is lesser of a property but is now  zestimated 20% more than mine because it sold for that.

They really need owner feedback to understand they got it wrong - otherwise, I think they are foolishly patting themselves on the back.

I appreciate everyone's feedback on my posting.  Hopefully Zillow will add this feature to 1)make it easier for buyers to search for waterfront property, and 2) for buyer's to recognize the property value comparison of waterfront vs. non-waterfront property.

What about ocean front property?  My house is unobstructed ocean front in Carmel California which Zillow doesn't take into account with the value of my home?  All you have to do is look at a map.  That's a big mistake on your website.
