Warren. It doesn't really matter what we think or what the market is doing. Roundpoint is going to tell you what the rate is going to be. I am willing to bet that it will not be anywhere near what you could get on the "street". Part of that is becasue they have had you locked in so they should make a little extra for the effort but most of it is b/c they know you are not going anywhere so they are going to stick it to you. Once you are inside 30 days relock and get it over with. Don't give them the chance to say the market is going in the other direction and not lower the rate for you.

Most lenders should be able to renegotiate your rate lock commitment (assuming your rate is locked from reading the other comments). Contact your loan officer and see what your options are.
