We added a patio to our backyard this summer. Did we add any value?

Hi, we spent about $1,600 building a 12x18 patio to our backyard. With furniture it was a little over $2,000. We have a small 2 bed, 1 bath home (about 1k sf) built in 1927 in St Louis Park, MN. The backyard is also small but the organic landscape is in good shape. There is a privacy fence and it's quiet for an urban area. We have a close relative who is a contractor who watched over the project so it turned out nicely. Did we add any value to the home by adding the outdoor dining space? If so, how much?

I think that, barring the furniture (which I assume you would take with you if you sold the home) I would think that you would, at the very least, break even with your investment.  I tell my clients that if it comes down to a house for the same price and one has a patio and the other does not, often times the house with the patio will be the one to get the offer.

Enjoy the patio and keep it power washed and in good repair and I am confident you will see that it will be an asset when it comes time to sell.  Also, be careful not to over clutter the space!

Hello,

Just wanted to add that there is a national survey that estimates how much of the cost of a remodeling project is returned in home value. I found a link to an older survey here. Be sure you follow the links to your specific area. Back yard entertaining area in an urban area is generally a highly prized feature. Check with a local St. Louis realtor or appraiser for further details. Congrats on your new patio!!

While you may not have added value beyond the $1,600 cost, you have positioned your home to be more desirable should you decide to sell.

2 bedroom 1 bath homes are plentiful in SLP so anything that can set your home apart from other homes will make your home more salable.

BTW I love SLP. It's a great place to live. I had a listing last year in SLP and if I could I would've moved in myself - except the bank might've taken a dim view to that decision. The new owner got a great home in a great suburb of Mpls.

It depends on how you define "value."  If you're asking if you were to sell the house today- would the market price of your house go up because of the addition of the patio, I would say most likely not.  I would, however, say that you added value by making your home more marketable because it will show better and now has an additional feature that didn't exist before.

If you're looking for ways to improve your house and increase your market price value at the same time, I would recommend adding a bathroom.
