We are close to end of escrow but we found be are paying all the closing costs?

Days before closing we got the paper work from the escrow company and find we are paying all the closing costs. This was never negotiated. Do we have any repercussions?

Who pays for closing costs must be negotiated when an offer is made and there are certain closing costs that are not negotiable.

Speak to the escrow company and see what they say.

When you originally wrote your offer to purchase your agent should have explained as part of the financing contingency, who would be responsible for the closing costs.  

In Wisconsin it's not uncommon for us to negotiate with the seller to pay the buyers costs but it's something that has to be negotiated, otherwise they are typically your responsibility.

If the fees mentioned are shown on the lender's docs with you paying them, pull out your purchase contract and ask for them to correct them. 

There also tend to be loan origination fees that you don't have on your list therefore would be your costs.

Every time we've closed on a house there have been errors in the document provided a few days before closing, the last one to the tune of $20,000 (not in our favor).   All have been fixed quickly by alerting our buyer's agent and the lender of the errors.

It sounds like you are probably only paying the customary Seller closing costs. The meaning of the "both checked" comment is not real clear. It may be customary, in your market, to split these costs. There are no Lending Fees mentioned in your list. These would be customary Buyer side closing costs.

On what document is this found? You need to be looking at the HUD1 /Settlement Statement.

Escrow and Title:
Both checked (Seller/Buyer) shall pay escrow fee
Both checked Shall pay for owners title insurance policy
Seller shall pay county transfer tax or fee If applicable
Seller shall pay City transfer fee if applicable
Seller shall pay for private transfer fee if applicable
seller shall pay for home warranty one year

I think that covers it.

Did you include the seller paying the closing costs as part of the purchase offer contract?   If not, the default is that the buyer pays the closing costs.
