The biggest barrier I've seen lately is complicated showing instructions. If your agent can put "call to check availability & go!" or even better "lockbox on door, go direct & sell!" that will help so much. If you have a dog or other large pet that creates a need for an appointment (which means lost showings) seriously consider having the pet stay elsewhere or crating it when you are not home or board it every Saturday so your agent can say "go direct any Saturday" - the less complicated the better. If you are really committed to selling, get out of the way of the buyers! Let them come in as easily as possible. Vacant homes are the easiest to show, though some staging/furniture can be very helpful to the buyers in terms of visualizing the interior space. Good luck!

"Terms" and "condition" will affect interest and the buyer pool. The better the condition and terms, then the larger your pool of potential buyers should be.

After that, it's all about price. Forget about trying to add extra incentive to the REAs. All they can do is bring their clients by. If the price is not right - or, at least, in the realm of "possible" - then no offer is going to be made.

There are 3 reasons a house doesn't sell.  Price, Terms and Condition.

Don't try to play catch up in the market, price the home ahead of the competition and sell it.


If the feet are coming and the pocket book isn't opening, then you know it is a pricing issue.

Price to market.   Not a thing you can do to sell it if you won't or can't sell at current market value.  If nothing in your area is selling, current market value has not been established, and all of the listed properties are above current market.

A $5000 bonus may make an agent more likely to bring a client by, but it doesn't sell the house.  The potential buyer needs to be interested in what you have to offer and think it is a fair price.   

Is your house priced fairly?   The right price will sell any house.   Don't compare your house with other houses that are on the market, but with houses that have actually sold in the last few weeks.  

Is your house spotless (windows, doors, floors, scent free) and in great condition?   Front walk in good condition?   A few flowers in a pot by the door?     Have you removed the clutter?  Look at what you have now and decrease it by about 75%.  (Put it in storage, not in a Pod)

Two things:

Make sure your home is properly priced. Have your Realtor do a current CMA (competitive market analysis) on your home. Ask your Realtor to suggest a price (or price range) that is likely to get a contract on your home within 30-45 days. In addition, you should look at the comps. Also, ask your Realtor to run a list of homes currently on the market that pose competition to yours. (Ones that, once sold, would be considered a comp.) Then, on a Saturday or Sunday, go out with your agent and view those homes. See what your competition is. Adjust your price accordingly.

Second, make sure your home shows well. Have a home stager give you an analysis of your home. That may cost $200-$300 or so. It'll be well worth it. You might decide to use the stager for additional services. Or you might decide to do many of the things yourself. In any case, you need to make sure your home looks great, inside and out. Get an evaluation from a home stager.
