Supplied copy of the owner's title insurance and all title work that came with it. Still curious why there will be no credit

It sounds like you already have title insurance. A re-finance should not require additional title insurance IMHO.

No credit for title insurance because it is already so inexpensive in Alabama. I have read where there is up to a 40% credit on a reissue. It has only been 3 years since we purchased the home.
