We are interested in a property that was recently taken off the market without selling.

We are interested in a property that was recently taken off the market without selling. As the sellers have moved out our only option was to contact the most recent relator. We've been in discussion with the relator, but aren't represented ourselves. They would like an offer. The house is listed at 214,900. We have a friend who is an appraiser and appraised the home at 175,000. What should we offer?

I agree w/ Mr. Bencosme & just want to add that a buyer's agent (realtor) will almost certainly cost you nothing.  They are almost always paid by the seller's agent from their commission.

That is a complex question.  I would suggest you get a good REALTOR to represent you and with them determine what would be a good price to offer.  Depending on the market in that specific area, the appraised value could lag behind the trend, so it is hard to say what would be a good price to pay with the information you provided.
