Make sure you interview agents that speciallize in selling expired lsitings. There are agents that specialiaze selling houses that otehrs dont. If you need help finfing anyone let me know.

Volsguy, not to sound sacastic, but you want an agent who will not work for the reduced commission. You want an agent who is active and aggressive. One that will follow up with you on a bi-monthly basis letting you know what the market is doing. If you should adjust your price. What feedback they are receiving from the showing agents. How many people are viewing the property on Realtor.com and their website, and other sites they may have. You need an agent who will market your home to the other buyers agents in town. In todays market it is all about price, condition, and marketing. You need to know what your is your competiton, in other homes that are for sale in the area. A good agent will constantly update you. Another question to ask "Will you be communicating with me through this entire process or will you bring someone else in for me to deal with"
Sellers want to know that the agent they hired are the ones who will be communicating and overseeing the process from beginning to end.
Some agents like to get the listings and pawn off to their hired help.
Be specfic as to how you want communication. Whether it be email, voicemail and/or direct and how often you expect updates.

I believe the important part of selling a home is to find an agent that is full time and actually sells homes. The market today is significantly changed from a few years ago. It takes a completely different marketing strategy to sell a home in todays real estate market than it did several years ago. In my experience it isnt that you need to be on the same page persay, it is more like well.... you want to fly to germany (you want to sell your home and purchase another) and you know when you want to go, now you must look for a reliable trustworthy able and even more important is those same qualities in your -pilot- to take you where you there. I work in the Buffalo NY Suburbs, so I am a little out of the way (lol) to be able to help you in your journey, but ask your friends, family&neighbors of some pilot (realtor) that they have associated with and have had the results you are looking for.
But as the seeker seeks, the finder finds. I heard that somewhere. :o)

Make sure they are familier with your area. A Realtor that isn't very familer with your area will not necessarilly be able to target market your property. Have them show you their marketing plan before signing with them and get a written commitment on marketing. The economy that we're in right now may tempt some to take shortcuts in marketing your home consistantly.

It all starts with choosing the right agent for you. Ask for and check out an agents credentials. Also, ask for referrals from past customers. The more experience and education an agent has will be helpful as well. After that, the most important thing is that you actually like the person you are working with.
The St. Louis Association of Realtors website has a "find and agent" page that might be helpful to you as well.

Make sure you look for an agent with a strong background in marketing (perhaps even a degree in it). Generalizing the "market" to a national scale, there is probably going to be more required to sell a house than plopping a flyerbox outside.
