There are several things to consider one of which is the size of you window or windows incase of a fire it needs to be an egress. Do you need a Certificate of occupancy to call it a bedroom?

Checking with local building codes is a good first start. The next would be to ask a REALTOR in your community. There are areas in Houston where there in no door on the Master Bedroom but that is more in town, in the suburbs it would be a tuff sell. I would also think that a local appraiser would be a good person to ask.

There are bedroom requirements for Keosha here, but the ones for your specific are may be different. You can call your local building department and they can tell you what the code is in your area. You may be able to do a raised door "box" at the top of the stairs that is aligned with the bottom stair door to help with moving furniture.

Is there a door to the stairway? Attic spaces are often finished in the manner you describe and count as a bedroom - provided you had a building permit and finished the space according to code. If the ceilings are sloped, the space will be considered suitable by some but not all potential occupants. Tall people don't like to hit their head when getting out of bed.

My guess is it's still a bedroom even though the door is absent. It would be harder to call it a bedroom if it were on the same floor as the rest of the rooms and it had no door.

We finished half of our attic as a Master Bedroom. It has a closet, but no door, does it count?
